Sector 91 sits on the Pataudi Road side of New Gurgaon, sharing its spine with Sector 92. It is dominated by low-rise builder floors and plotted development, so it draws buyers who want a full floor rather than an apartment. The Dwarka Expressway and NH-48 are both a short drive, and the sector has matured enough that schools, clinics and daily-needs markets are already running rather than promised.

Buyers usually come here after seeing 92 and deciding they want less density for the same money. It is close enough to the Sector 92 market and school cluster to use them daily without living on top of them.

The honest summary is that the four sectors are close enough together that location alone rarely decides it — you can drive between them in under ten minutes. What differs is the building stock. Sector 92 has the widest spread, from affordable housing to DLF plotted floors, so it is where most people start. Sector 91 is weighted to low-rise floors, which suits buyers who want a whole floor and their own entrance. Sector 93 trades density for quiet. Sector 95 has the deepest rental market of the four.
The thing worth being careful about is occupancy. Two societies at the same price per square foot can feel completely different to live in depending on how full they are — lifts, security, shops and school runs all change once a tower fills up. That is not something a portal listing tells you, and it is the first thing we walk you through on a site visit.
New Gurgaon is the belt along Pataudi Road and the Dwarka Expressway, roughly Sectors 76 to 95. We work most closely in Sectors 91, 92, 93 and 95, where we know the societies unit by unit and hold an owner database rather than relying on portal listings.
It depends entirely on what you want the home to do. If you are buying to live in, the deciding factor is whether the specific society you like is fully occupied yet — an empty tower is a different daily experience from a full one at the same price. If you are buying to rent out, Sector 95 turns tenants over fastest. We would rather walk you through both than give you a one-line answer.
The market convention is one to two per cent of the sale value on a purchase, and typically one month's rent on a rental, usually shared between both sides. We confirm the exact figure in writing before you commit to anything.
